If you aren’t so familiar with the whole process of sourcing tenants and managing your properties, needing someone to do everything from advertising to launching the tenancy and managing it, we can help with that too.

 

As a new arrival to the High Street, we are looking to grow our business so are keeping our costs competitive and fair.

In the spirit of making our prices attractive, we are not charging any administration fees to landlords. Therefore, the only money we take in fees will be the agreed commission from the first month’s rent.

What does the Fully Managed Service include?

We will take care of everything from the beginning to the end. This will start with:

  1. Advising on a likely rental income and finish when the keys are handed back to you after the tenancy has ended and all related matters have been taken care of.
  2. We will interview prospective tenants and screen them for affordability and suitability; obtain reference checks through a third party and where necessary, additional checks on a guarantor. We will also carry out the initial Right to Rent checks.
  3.  Once the tenant has passed the checks and has been accepted by the landlord, we will produce a suitable Tenancy Agreement and, where necessary, liaise with the landlord’s mortgagees, with regards to the references and tenancy agreement.
  4. We will collect and protect a security deposit and register it with the Tenancy Deposit Scheme and at the end of the tenancy, we will deal with any termination issues.
  5. The rent shall be collected on a monthly basis and paid within 15 days by bank transfer and a rent statement will be sent. Where the rent is late, we shall chase the tenant and advise the landlord.
  6. At the commencement of the tenancy, we shall liaise with the utility companies and the local authority to transfer the responsibility over to the tenant.
  7. Regular quarterly inspections will be carried out and a detailed report sent to the landlord. Should any maintenance or repair work need doing during the tenancy we shall liaise with the landlord and arrange for the works to be carried out. This will include obtaining estimates and where necessary, supervising works. Payments for works will be settled accounts from rents received.
  8. At the end of the tenancy, we will have a third party carry out a full property inspection and inventory check and where necessary, prepare and agree a schedule of costs relating to any damage or unfair wear and tear, prior to releasing the deposit.

 

What is our Let Only Package?

  1. This will start by advising on a likely rental income.
  2. We will interview prospective tenants and screen them for affordability and suitability; obtain reference checks through a third party and where necessary, additional checks on a guarantor. We will also carry out the initial Right to Rent checks.
  3. Once the tenant has passed the checks and has been accepted by the landlord, we will produce a suitable Tenancy Agreement and where necessary, liaise with the landlord’s mortgagees with regards to the references and tenancy agreement.

The commission for the Let Only will be collected in advance for the full term of the tenancy.

We can help you with getting your property ready to let by:

  • suggesting how make your property more lettable
  • organising and overseeing remedial works if necessary
  • organising gas safety checks
  • organising EPC (where applicable)
  • organising electrical certificate check

 

We will not uplift invoices but the landlord will remain responsible for the cost of the above.

Since the implementation of the Tenant Fee Ban, landlords are now responsible for the cost of the inventory, check in and check out.

 

Key Holding Service:

If you are a self-managing landlord who does not live in the vicinity of your property, we offer a key holding service, which means we can hold your keys so that they can be collected by your appointed workmen. We can also let tenants in if they lock themselves out.

 

Advertising Only:

Where landlords wish only to access a national and/or local property portal we are happy to display properties on Zoopla, On the Market and our local Facebook pages.  If required we will take pictures of the property, write an accompanying text and promote the property via the local Facebook pages. 

We will be happy to do right to rent checks, draw up tenancy agreements, put your paperwork together and take references if required.  Prices will depend on which modules are needed.

Landlord’s Scale of Fees

Standard Management Fee:

10% of rent due

Let only and Deposit Protection:

8% of the rent due for the full term of tenancy

Rent Collection and Deposit Protection:

8% of the monthly rent

Additional Service

We can organise the following:

  • Gas safety Certificate: price variable – given on request
  • Inventory/Schedule of Condition: price dependent on size of property
  • Energy Performance Certificate: price is variable
  • Estimates and supervision of major works: 10% of cost of work over £500.00
  • Redirection of overseas mail: cost of postage
  • Electrical Safety Certificate: price dependent on size of property

We also offer a key holding service.
